PRS Specialist Team
In 2016, Cording Real Estate Group launched a new UK Private Rented Sector (PRS) platform with the acquisition of specialist PRS company, CapRes. In November 2017, Cording’s PRS platform made its first acquisition by investing into a major PRS development scheme in central Nottingham.
CapRes’ founders, Tim Holden and Charlie Miller, who have a combined 30 years’ experience in the PRS sector, head up Cording’s new PRS platform. Tim Holden and Charlie Miller have been involved in directly acquiring, developing and managing numerous schemes. Between them, they have acquired and managed over £1 billion of new development in over 25,000 residential plots.
Cording’s PRS platform acquires both existing, fully let residential buildings and sites which will be developed out and managed as PRS accommodation.
Recent activities have included:
- Sourcing of attractive investment opportunities
- Site acquisition
- Acting as the developer and managed third party developers
- Setting and directly implementing lettings strategies and managed third party letting agents
- Directly managing PRS properties, including detailed accounting and reporting practice
- Project managing whole schemes from site acquisition through to completed, fully let PRS buildings
- Achieving stabilised income within 6 months at an average rate of 5%+ NIY.
Tim is Director of Residential Development and Asset Management at Cording, overseeing project delivery, property management and lettings. He is focused on ensuring that projects are delivered efficiently and on time.
Before jointly founding CapRes with Charlie Miller, Tim was an executive director at two of the largest affordable housing groups, Home Group and Places for People, where he was involved in setting up the group’s PRS companies, later joining Network Housing Group in 2005.
Tim is an MCIOB and holds an MSc in Project Management from the University of Greenwich.
Charlie is Director of Residential Acquisitions at Cording, responsible for sourcing PRS opportunities and has more than 20 years’ experience acquiring, planning and carrying out residential-led urban regeneration project in London and across the UK.
Prior to joining Cording, Charlie was responsible for driving the acquisitions forward for London & Stamford‘s £350 million residential portfolio which included schemes at Arsenal’s former North Stand at Highbury Stadium, the Oval Printworks in Lambeth, Seward Street in Islington and Bridges Wharf in Battersea.
Charlie is a fellow of RICS.
As portfolio manager, Fabian is responsible for the portfolio management of Cording’s PRS transactions.
Prior to Cording, he worked within Corporate Finance at KPMG LLP with a particular focus on the Housebuilding and Build To Rent sectors, working alongside investors seeking programmatic joint venture partnerships. He was also previously an Investment Analyst and Valuer for Savills within the Housing Division, providing specialist valuation advice to registered social landlords, local authorities and senior lenders. Before that, Fabian worked at Aviva Investors as an Assistant Fund Manager on the Encore+ open-ended pan European Fund.
Fabian earned a PgDip in Property Valuation & Law, from City University. He is also a member of the RICS.
